MEP rough-in + service upgrade (PSE)

Electrical, plumbing, and mechanical roughs go in the open framing. PSE upgrades the electric service if needed. Each trade gets a separate inspection before drywall.

What MEP rough means

With framing done and the addition dried in, the trades go in the open walls and ceilings:

  • Electrical runs cable from the panel to every device, fixture, switch, and outlet location. Kitchen circuits (range, oven, microwave, dishwasher, fridge, disposal) are pulled. Smoke and CO detectors get wired.
  • Plumbing sets vent stacks, drain lines, water lines, and gas lines. Tubs and showers get rough-in valves; sinks get supply stubs.
  • Mechanical sets new HVAC equipment (or expands existing), runs ductwork, sets bath fans and the range hood duct.

Service upgrade (PSE)

Most older Renton houses have 100A or 125A service. A whole-house remodel + new kitchen usually requires a service upgrade to 200A. PSE serves Renton for both electric and gas.

The electrician coordinates with PSE using the construction services process:

  1. Electrician submits the service upgrade application.
  2. PSE scopes any work on their side.
  3. PSE schedules the cut-out and reconnect. At least 5 business days advance notice required.
  4. Electrician swaps the panel and meter base; PSE re-energizes.

Renton electrical inspection reminder

All electrical rough inspections are conducted by the City of Renton, not WA State L&I. City electrical permit office: 425-430-7200.

Inspections

Each trade gets an inspection before drywall:

  • Electrical rough — City of Renton inspector.
  • Plumbing rough — drain slope, vent terminations, gas-line pressure test.
  • Mechanical rough — duct routing, equipment locations, ventilation.
  • Energy / insulation pre-cover — air-sealing details before insulation goes in.

Why the kitchen MEP is more involved

The kitchen has more circuits, more plumbing fixtures, more ventilation than any other room. The appliance schedule from step 2.4 has to be locked before MEP rough — changing the range from 30A to 50A after rough is a wall-open change order.
