Pull electrical, plumbing, and mechanical sub-permits

The GC pulls sub-permits for electrical, plumbing, and mechanical work — all through Renton CED. Important: Renton issues its own electrical permits; WA State L&I does not issue or inspect electrical work in Renton.

Renton electrical: city-issued, not L&I

This is the single most important jurisdictional difference to get right: electrical permits in Renton are issued by the City of Renton, not by WA State L&I. Renton appears explicitly on WA L&I's City Electrical Permits & Inspections page, which states L&I does not issue permits or conduct inspections in listed cities.

PSE service upgrade (electric and gas)

Most older Renton houses have 100A or 125A electrical service. A whole-house remodel + kitchen with modern appliance loads usually requires a service upgrade to 200A. PSE handles both electric and gas service in Renton.

PSE uses a 7-phase project process: Application → Intake → Scoping → Design & Engineering → Dependencies → Construction → Completion.

  • Gas service: typical installation 6–12 weeks.
  • Disconnect/reconnect: at least 5 business days advance notice required.

What each sub-permit covers

  • Electrical — service upgrade, all new circuits in the addition, kitchen circuits (range, oven, microwave, dishwasher, fridge, disposal), bathroom circuits, smoke and CO detector wiring.
  • Plumbing — all new fixtures, water and waste lines for bathrooms and kitchen, new water heater if upsized, gas line modifications.
  • Mechanical — new HVAC equipment or expansion of existing, ductwork, bath fans, range hood, mechanical ventilation.

Timing relative to the main permit

Sub-permits don't have to wait for the main permit's issuance — they can be filed in parallel. The GC pulls them shortly before each trade mobilizes.
