Cabinets install, countertops template and install, flooring goes in, tile work, plumbing fixtures, electrical trim (devices, lights, switches), interior paint, trim, interior doors.
Sequence matters: cabinets before counters, counters before backsplash, flooring decisions interact with cabinet kickplate heights, and so on. A good GC has this locked.
Where cost varies
- Cabinets: $8,000 (IKEA + assembly) to $40,000+ (custom shop)
- Counters: $3,500 (laminate) to $12,000+ (slab quartz)
- Flooring: $4,000 (LVP) to $18,000+ (wide-plank engineered hardwood)
- Plumbing fixtures: $2,500 builder grade to $10,000+ designer
- Lighting: $2,500 builder grade to $8,000+ designer
- Tile: $3,500 standard subway to $12,000+ designer

What slows this stage down
- Late finish selections (the part you control)
- Long cabinet lead times (8-12 weeks custom; 2-4 weeks stock)
- Counter template-to-install lag (1-2 weeks on quartz, 3-4 on natural stone)
- Tile setter availability (Portland trades are often booked 4-8 weeks out)
