The move-back logistics
If the family moved out for the build (which most do), moving back is its own small project:
- Cleaning. Construction cleaning by the GC, then a deep residential clean before furnishings come back.
- Utilities. Reactivate accounts that paused during vacancy. SCL sometimes lapses; SPU bills usually continue.
- Inspections of in-storage items. Furniture in storage for 6–12 months sometimes needs attention before going back in.
- Insurance switch. Builder's Risk policy ends; homeowner policy resumes (with the addition documented).
The 30-day punch walk
Stay in active conversation with the GC for the first 30 days after move-back. Real-life punch items show up as you actually live in the space:
- A door that doesn't quite latch.
- A switch wired backward.
- A grout line that wasn't sealed.
- Paint touch-ups at the move-in scuff marks.
The GC's contract should include a 30-day punch walk; most builders do this without prompting.
Warranty start date
The GC's workmanship warranty (typically 1 year) starts at substantial completion or CofO date — not move-back. Document the date in writing so you have a clean reference if a warranty item surfaces in month 11.
Final lien waivers and retainage
Hold final retainage (typically 5–10%) until:
- Punch list is closed.
- Final unconditional lien waivers are in from every sub and supplier (per the WA mechanics' lien expansion under step 4.3).
- The 90-day post-completion clock has run.
Then release final payment.
