Move back in and conduct warranty walk

Family moves back in, the GC hands over the project, and you conduct a formal warranty walk to document punch-list items and establish the warranty clock.

The move-back sequence

  1. CofO in hand. Don't move furniture in before the CofO. Utilities should be confirmed active (PSE electric, PSE gas, sewer).
  2. Conduct the warranty walk. Walk every room with the GC superintendent. Document every item that isn't complete, isn't right, or needs adjustment. Write it down in a shared list; assign each item a due date.
  3. GC closes the punch list. Within 30 days of substantial completion is standard; the contract should state the timeline.
  4. Retain the final payment. Hold the final retainage (typically 5–10% of contract) until the punch list is signed off and the final unconditional lien waivers are received.

Warranty documentation

The warranty period and scope should be defined in the GC contract. Standard terms in Washington residential remodel contracts typically include workmanship warranty, systems warranty, and structural warranty periods — the specific periods and coverage depend on what was negotiated in the contract. Document what's covered, in writing, at close-out.

Note on statutes: RCW 18.27.114 addresses contractor bond disclosure requirements and lien prerequisites — it does not directly establish warranty obligations. Warranty terms come from the contract itself and from WA common law implied warranty principles. Do not cite 18.27.114 as the source of any warranty obligation.

Close-out documents to collect

  • Certificate of Occupancy (keep a copy).
  • Permit card (CED may stamp or notify in the CASSP portal).
  • Warranty letter from the GC with scope and period stated.
  • Unconditional final lien waivers from the GC and all subcontractors.
  • Appliance manuals and registration cards.
  • Paint colors — brand, product name, color code, finish for every surface.
  • As-built drawings (if the GC updated the permit set for field changes).
  • Energy compliance certificate per WSEC 2021.
