What's happening
Walls go up, the roof structure is built, sheathing and roofing material go on, windows install, exterior doors install. The goal here is dry-in: a shell that keeps weather out so interior trades can work regardless of rain.
Sequence
- Floor framing (if you're not on slab-on-grade)
- Wall framing
- Roof framing
- Sheathing
- Roofing membrane (then later, roofing material)
- Windows
- Exterior doors
Inspections
- Framing inspection (PP&D) — after framing is complete and before insulation or drywall. Inspector verifies framing matches the engineered drawings. Schedule 24-48 hours ahead.
- Sheathing nailing pattern — sometimes separate, sometimes combined.
- Window flashing — sometimes part of framing, sometimes separate.
A note on weather
Framing in Portland from October through March means tarps, temporary roof, and protected interior materials. A good GC will price for this. A cheap bid that doesn't account for weather will come back as change orders.
