Framing + sheathing + roofing dry-in

Walls up, roof on, building dried in to weather. Framing inspection happens before any wall covering goes on — schedule it as soon as the framer's done.

What's happening

Walls go up, the roof structure is built, sheathing and roofing material go on, windows install, exterior doors install. The goal here is dry-in: a shell that keeps weather out so interior trades can work regardless of rain.

Sequence

  1. Floor framing (if you're not on slab-on-grade)
  2. Wall framing
  3. Roof framing
  4. Sheathing
  5. Roofing membrane (then later, roofing material)
  6. Windows
  7. Exterior doors

Inspections

  • Framing inspection (PP&D) — after framing is complete and before insulation or drywall. Inspector verifies framing matches the engineered drawings. Schedule 24-48 hours ahead.
  • Sheathing nailing pattern — sometimes separate, sometimes combined.
  • Window flashing — sometimes part of framing, sometimes separate.

A note on weather

Framing in Portland from October through March means tarps, temporary roof, and protected interior materials. A good GC will price for this. A cheap bid that doesn't account for weather will come back as change orders.
